What is an MLS, or Multiple Listing Service? 

It's a cooperative organization made up of real estate brokers, with homes, land and commercial properties for sale in a certain area.  The MLS is set up to provide certain rules and standards of cooperation among the brokerages. Oregon has several there are three larger MLS that include the Regional MLS or RMLS, Central Oregon Association of Realtors or COAR, and the Willamette Valley Association of Realtors or WVMLS.

The activities of the MLS include:

development of standards for property listings and marketing;

providing a cooperative commission-sharing structure among brokers;

publishing online and printed listing compilations for brokers; 

an association to enforce rules, ethics and hear complaints of the public; and

foster sharing of full listing information for the benefit of both buyers and sellers.

What does all this mean to you, an owner who wishes to sell their land or home? 

It means quite a lot. Usually, hundreds to even thousands of real estate agents and brokers are members of a local MLS.  All of these members make their living brokering real estate. The MLS is their system for sharing information efficiently and quickly.  It's all built from the ground up to bring together sellers and buyers. Since its inception, there has never been a more efficient method devised to accomplish this mission.

The governing body for these Multiple Listing Services is comprised of broker members elected to manage it. 

There is a great deal of logistical process involved in accurate collection and publishing of this much information.  Personnel are employed to assure that your home's information is accurately entered, that photos are adequate and portray your home properly, and that brokers adhere to strict rules for cooperation and payment of commissions when a buyer is brought to your transaction.

When your property is listed, it is brought to the attention of all of these professionals. 

Most real estate agents are working with buyers at all times. Many of these buyers may have been searching for the ideal property for some time.  Most MLS systems provide a daily report to all members of new listings. When your property matches their requirements, the agents will bring it immediately to the attention of their buyers.  

Most software and online solutions that are used by these MLS's are also set up for automated alerts and prospect matching. 

When your home is entered, usually within hours it's sent out to buyers who have previously entered their requirements into the system.  This means that your home immediately is brought to the attention of precisely those buyers who have indicated that they're looking for the features present in your home.

The benefits don't stop there. 

When you make a major change in you home's listing information, such as adding something about improvements or a price change, the system issues another alert to this select group of buyers.  It also hits what's usually called a "hot sheet" report for the Realtor® members. So everyone in the system immediately gets your updated listing news.

Around the country, a system called IDX, or Information Data Exchange, has been developed by Realtor® MLS's. 

It is an agreement to share certain MLS listing information across the web sites of all the members who participate.  Just a few short years ago, if a buyer wanted to see all the listings available in an area, they had to visit each and every broker's site to view just theirs.  With IDX, all participants share their listings on all the member sites. A buyer now will see your home on any of the hundreds or thousands of sites they might visit.

It's clear to see the huge benefits in making sure that your home or land is placed for sale on a Multiple Listing Service.  Depending on area and type of market, from about 85% to 98% of all homes sold are done so via the cooperative system known as the MLS.
